What is the MLS?

The Multiple Listing Service, or MLS, is a tool used by real estate professionals to list and search for homes for sale. It shares market data and key information about individual listings. This information helps tailor what listings come up in the search, from your budget range, location, number of bedrooms and bathrooms, and more.

There are many MLSs in the US, each has its own rules to make sure the information is complete, accurate, and transparent. Bright MLS is Maryland’s only residential MLS, but Bright MLS covers many states, including Pennsylvania, Virginia, DC, and more.

Why use an MLS?

MLSs allow real estate professionals to see, share, and promote homes for sale so they can be found by the largest pool of potential buyers. They also provide the most accurate, reliable, and detailed information about properties (both that have sold and are for sale), including listing price, address, features, disclosures, and square footage.

MLSs also help promote fair housing and equal opportunity by giving real estate professionals and their clients access to consistent information.

How does an MLS help me buy a home?

The MLS allows your agent to access a wide array of homes on the market, or previews of homes about to become available. They can use this to connect to other agents, get up to date information about availability, and monitor changes in listing price.

How does an MLS help me sell a home?

Your agent can input your home into the MLS as reliable data and information for other agents to see. The information is verified so other agents know the listing is legitimate before sharing with their clients looking to buy. This gets your home in front of a huge buyer pool.

Is Using the MLS Required?

Nope! You do not need to use an MLS to buy or sell your home. However, you should discuss the pros and cons of not using the MLS with your agent.

As a Seller, can I make an offer to compensate a buyer’s agent on an MLS?

An offer of compensation is when the seller or the seller’s agent offers to compensate another buyer’s agent for bringing a buyer to successfully close the home purchase. Offers of compensation are not allowed on MLSs; however, offers of compensation can still be made off the MLS. Read more about compensation here.

Can I offer concessions on an MLS?

To attract more buyers, sellers may offer concessions, which are certain costs associated with the buyer’s home purchase that a seller agrees to pay. Concessions can cover closing costs like the title search, inspection, taxes, or more. Bright MLS allows a seller to indicate whether they will consider concessions in the home listing.

How do I access MLS information?

Bright MLS has shareable functions so your agent can give you access to information on potential homes. If you are a buyer, your agent will provide you with MLS property listings that may meet your criteria.
