But before you fall in love with a property, there’s a crucial step every serious homebuyer needs to take: speak with a reputable lender and get pre-approved for a mortgage.
What Are Home Loan Pre-Approvals?
A Pre-approval is essentially a buyers “green light” to start house hunt; a lender’s letter of pre-approval is a preliminary review of how much you can borrow for a home loan from the bank, including program options specific to your scenario. It involves providing documentation, such as: Proof of income (Pay stubs, W-2s, tax returns) and Assets (Bank statements, investments etc.) The lender will also pull a Credit Report showing any owed or revolving debts and shows a prediction of your ability to repay over time.
The information is then analyzed to determine your creditworthiness and the loan amount you qualify for. You’ll receive a pre-approval letter, which proves your financial preparedness to purchase a home.
