Start with the outside...curb appeal. First impressions count!
Scrape/prep/paint or power-wash house, deck and patio; Clean out flower beds and rake up any refuse or leaves, then add new mulch and new fresh flowers; Replace outside lights; Clean and repair gutters and downspouts; Touch up or replace railings that are rusted or pitted; Sweep (or shovel) walkways; Clean or paint front door. |

From outside, step into front foyer and look around...make the entryway attractive. Clean the foyer lights, floors, and touch up the walls. |

Let the sunshine in. Wash all windows inside and out. Open drapes and curtains during the day or turn on the lights at night to promote the effect of bright cheery interiors. |

Remove personal items, family pictures, and all excess decorations, including extra furniture. Start packing - especially personal collections. Set a neutral tone for the house (de-personalize it). |

Be sure all carpet and floors are clean, replace or repair as necessary |

Fix everything that is broken, including loose doorknobs, wobbly hinges, stuck windows, cracked glass or mirrors. |

Paint and polish. A small investment in paint, stain or polyurethane will restore faded walls and worn woodwork. |

Call the plumber. Fix leaking faucets. Check water pressure. Clear out drains so that sinks empty freely. |

Keep stairways and corridors clean and free of clutter so that they are attractive and safe. |

Consider the big picture - the attic is presentable; the garage is neat and preferably empty; basement is tidy; closets are clean, neat and well-organized. Look at house through the eyes of a buyer… Highlight strengths. Focus on features. Bring out the best. |
